About
Based in Fort Lauderdale, Florida, Zero Empty Spaces activates vacant commercial real estate, primarily retail and office spaces, into affordable working artist studios. Artists get space to create, collaborate, get discovered, and sell outside their homes, while property owners fill empty spaces with tenants that support walkability, neighboring businesses, and community engagement. Co-founded by Evan Snow and Andrew Martineau, a former mall marketing executive who developed vacancy management strategies for commercial real estate, the company has activated more than 250,000 square feet across 6 states in 7 years, with over 1,000 artists as tenants generating more than $2 million in sales. With every new location comes a new wave of calls from artists who want to know about pricing, availability, and how to get started.
The challenge
Zero Empty Spaces started with an 800 number for a more professional presence, simultaneous ringing to both co-founders, and a dashboard to track every call. But the calls themselves were still handled one by one. Evan prefers to work from a scheduled calendar, yet prospective artists call whenever it suits them, often with the same questions he had answered countless times. Many are calling several similar businesses at once, so a missed call could mean a missed tenant. By the time Evan called back, a prospect might have forgotten about the inquiry or chosen another option.
The solution
Already using AI for meeting transcripts, email follow-ups, and a website chatbot, Evan saw 800.com's AI Agent as a way to reclaim time spent on phone calls. The agent is trained on a knowledge base covering each location's pricing, availability, and FAQs, so callers get accurate answers right away. It's always on, covering weekends and after-hours calls, and when a caller has something more pressing, it routes the follow-up to the team. After every call, 800 Intelligence sends Evan a notification and full call summary, so he stays informed from anywhere without picking up the phone.
The results
Before adding an AI Agent, Zero Empty Spaces missed 21 of 53 calls in a single month, about 40% of every prospective artist who called. In its first full month with the AI Agent, the company handled nearly the same call volume and missed zero. And as call volume grew more than fourfold to 179 calls over the last 30 days, the agent still answered every one. Leads are now captured while interest is warm, Evan has reclaimed the time once lost to random phone calls, and the business keeps running smoothly even when he's traveling across time zones or asleep.
